Wafi Property, a Division of Dubai’s diversified business
conglomerate MKM Commercial Holdings’ scooped the UAE’s
first Leadership in Energy and Environmental Design (LEED) Silver
rating for its new District Cooling Chiller Plant, DCCP ONE. DCCP
ONE is the first phase of a 20,000 Ton District Cooling system planned
for the Wafi City. The LEED rating is awarded by the United States
Green Building Council (USGBC) for demonstrating outstanding design
and construction practice that is environmentally responsible, cost
effective, and healthy living and working spaces.
District Cooling Chiller Plant - DCCP ONE @ the WAFI CITY was declared
a LEED Silver Building on 6th June 2006, by the United Sates Green
Building Council. It is the first of its kind in the Middle East
and perhaps the only utility building to be Certified as a LEED
Silver Building in the World.
MKM Commercial Holdings LLC had embarked on the construction of
a District Cooling Chiller Plant to supply chilled water for Air
Conditioning of the Wafi City, a Residential and Commercial Development,
in Dubai. Green Technologies were responsible for the project from
concept to completion, being fully responsible for its Engineering,
Coordination and Project Management. Green Technologies design addressed,
Energy Efficiency, Water Conservation, Indoor Environmentally Quality,
Sustainable Sites, Materials and Resources.

The project Highlights have been:

The construction of an 8100 Ton CHILLED WATER PLANT utilising
a land area that was previously used to generate 720 Tons
of cooling.

Improved energy efficiency by more than 25% over ASHRAE
STD 90.1, using very high efficiency chillers, low loss
transformers, high efficiency pumps, fans and motors and
improved building envelope.

Improved water efficiency
by more than 30% over the Energy Policy Act 1992 (EPACT-1992)
using, low loss cooling towers, water recycling plant that
reuses cooling tower blow down and the use of low flow sanitary
faucets. |

Improved indoor environmental quality, including
demand controlled ventillation, individual operator controls. |

INTRODUCTION
Green Technologies was commissioned by Aitken Spence
Hotels of Sri Lanka to evaluate the Kandalama Hotel for Green Building
compliance with an internationally accepted Green Building Standard.
The commission also included recommendations to be made for achieving
Green Building status. In March 2000 the Kandalama Hotel was recognized
by the USGBC as a LEED™ Green Building and subsequently awarded
the LEED™ Bronze Rating.

The
Hotel

Aitken Spence Hotels Ltd constructed a Five Star
162 bedroom resort hotel near Kandalama Tank in Dambulla, Sri Lanka.
The selected site is 55 acres in extent, and is located approx.
2.5 km upstream of the Kandalama Tank and Head Works.(Fig.1 – Site
location plan)The Mahaweli Authority (Local Agency) released the
land and supports the project as a desirable and Sustainable Development
in enhancing the economical potential of the Mahaweli region.
The site was selected by the Chief Architect of the
Project, Mr. Geoffrey Bawa, based on the scenic beauty and natural
surroundings. Mr. Bawa was totally responsible for the conceptual
design of the Project.
Mr. Bawa was undoubtedly the leading and the most
respected architect in Sri Lanka (formerly Ceylon) who has designed
a large number of projects which have turned out to be land marks
in the country. He designed the Neptune Hotel in Beruwala which
was the first hotel for Aitken Spence and continued to design the
other hotels to be built by Aitken Spence, namely, Triton Hotel,
Ahungalle which incidentally was the first five star beach resort
and finally the KANDALAMA HOTEL which was a landmark in his long
and chequered carrier. To his credit Mr. Bawa has a large number
of hotels in Sri Lanka and overseas such as the Galadari Hotel
Islamabad, Pakistan, Park Royal Sheraton Suwa, Fiji and Banyan
Tree Resorts Bintan Island, Indonesia. He was also the Chief Architect
for the new Parliament Complex at Sri Jayawardenepura and the Ruhuna
University Complex at Matara. He has also designed the UN Headquarters
in the Maldives and Meena Muttiah Hospital in Madras. Mr. Bawa
has proved to be a pioneer in the concept of Green Architecture
and has always laid great emphasis in blending the buildings with
the surroundings and minimizing the disturbance to the environment
in all his designs. These buildings are a silent tribute to Mr.
Bawa, who passed away in the summer of 2003.
Kandalama Hotel was designed by Mr. Bawa and the
execution was handled by Milroy Perera & Deepal Wickremasinghe
Partnership where Mr. Milroy Perera, a Chartered Architect was
one of the partners. Mr. Milroy Perera was handpicked by Mr. Bawa
from many architects who have worked with him. Mr. Perera who has
the qualifications, Dip.ARCH.(London), RIBA, FIA (SL) and has had
a chequered career himself working with Mr. Bawa in Sri Lanka and
Michael Lyell Associates of UK and many other leading architects
in UK.

Kandalama hotel from concept to completion was truly a sustainable
development and is owned and operated likewise. The hotel has won
many an international award ,these being:
